Developer & Resort:

Herdade Monteverde SA (the “Developer”) is the owner of the resort known today as “Herdade Monteverde”, which is registered with the Directorate General for Territorial Planning and Urban Development under no. 03.15.10.02/01.02 – P.P on 10 January 2002 and situated in the parish of Fernão Ferro, municipality of Seixal, Portugal.

Herdade Monteverde (the “Resort”) has an approved Alvara do Loteamento which includes 350 residential properties of various sizes for touristic purposes, an 18-hole golf course, an 80-room hotel, and various other amenities. 

The Resort is located in a protected area of forested land designated as “REN”. The Properties and their implantation on the land have been designed to respect and integrate into the natural environment of the surroundings.

Approvals:

The Y1 villa is consented by the municipality of Seixal to have a maximum of 4 bedrooms above ground level. To maximise the reception space and to increase the size of the master bedroom, the Developer has chosen to build only 3 bedrooms on the first floor. The lower ground floor has been configured to give owners the option to use the two multi-purpose rooms as unconsented additional accommodation in the future. The car lift and underground parking area is not considered part of the construction area of the property and is linked to the villa at the lower ground floor level through a secure external door.
